Like I said, my assigned realtor was worthless...I am sure that is not always the case

I have also heard horror stories about using USAA as your mortgage lender..

So is that contingent on you getting financing through them? Looks that way. IMO, 1-2 grand on a house purchase isn't enough to warrant having them chose your realtor - I just don't see the advantage. That said, USAA has had some of the most competitive rates for mortgages of late.

One webite that I have used since I got down here in DC is Weichert.com. They are one of the realtors in the area and I can't remember what got me to their site in the first place, I think it was a Google search. They do not make you register and it is very convenient to seach on and shows most listings, of all realtors and not just Weichert. By the way, I don't know anyone who works there and have not sold or bought a house through them so I have no interest in publicity for them.......;) My only major complaint is that they no longer display the address, which they used to do (no school info either, that would be nice........). The lack of address makes things a bit more inconvenient.......:(

So, I guess that would be a good place to start for what I like in a website. Something that shows as much info as possible and has plenty of pictures, about 15-20 is a good number I think.

You should take your own advice. ;) As for me, many of my issues have been covered by others. I don't know to what extent the people you're working with are going to let you change the design of their websites, but registration and max info/photos are my biggest peeves. One thing I like is when you can save your favorites, and I'll even put up with registering for that convenience. After looking at 100 houses online, it's nice to be able to separate the chaff from the wheat without printing out a bunch of stuff.

I concur with all of the above. The more information/photos you can have about the properties online the better. When we were looking for our houses, we wanted to shop ourselves and then involve the realtors when we were ready to deal or get more insider info.

Maybe I'm out of the loop now, but I think gone are the days when the realtor picks up the clients, drives them around and becomes the sole point of information about available properties.

From the sellers side, I want my home information / address out there for the driveby customers

And maybe that is the standard, especially if you are moving to a new town and don't know your way around. We bought in our same town 2 times now, so we didn't need the show-around.

For buying or selling, realtor.com. It should have all the listed houses in your area from all the various realty companies.

Each area is different try going to the local board of realtors site first. Allot of areas use a common database for thier listings (like pensacola for example). The board of realtors site will have the MLS data available there if they do publish thier listings that way. Its becomming more and more common. So as each agent gets a listing and takes pictures they add it to the database. The good thing is that places that use this system allways have up to date information. The bad thing is the information is only as good as what the realtor puts in there, picture wise, description and stuff like that.

No I'm not a realtor. But now that I'm out of the military (ok terminal leave) I do websites. I have to say in general real estate web sites are more hideous than myspace as far as web design.

On another note I used a real estate agent told her what I wanted, area price range. She printed out about 15 places. I bought the first place I looked at. What the agents can give you that you won't have access to is average price per sq.ft. in that area and what they have sold at the last 6 months.

I think this is just a personal kickback so you feel better about the highway robbery of buying/selling a house. I'm in.

Yep, the kickback comes from the realtors commission. They pay a "finders fee" to USAA (not sure what the official term is) for referring you to them.

USAA cuts you a check.
