I'm new to this forum, so this question may have already been beat to death long ago. However, I'm heading out to TBS next summer, and I was wondering if anyone has any good suggestions on off-base housing. Looking for three bedrooms, if that is pertinent (I noticed a lot of the places in the area are 1 and 2).

We lived in the Parkridge subdivision and rented a townhome there 1450.00...it's a bit more pricey but you can't beat the neighborhood. 5 min away from TBS backgate. We then lived in the Stonehill Estates right across from Paddy's Bar....and paid 1,400.00 for a 4bdrm and HUGE unfinished basement. We also had a large oversized deck, a stone circle patio downstairs which we used for dancing, and a gazebo. You can find some nice places for cheap...but you do have to look.

The townhomes that mustang wife mentioned are nice. The Park Ridge area is unbeatable! Walking trials throughout, community pool, playground, -- and elementary school right across from those townhomes. Lots of military there too, and a gym (very family orientated) that has an okay facility within walking distance.

If you can afford it there are some townhomes just down the road that are MUCH bigger that go for $1600/mo.

Our reasons for not choosing the Park Ridge townhomes was because we found townhomes about 5 mins away (contact Johnson and Glazebrook realtors) that were $1395/mo and were about 2000 sq ft (much larger than the Park Ridge), however, they're 3 floors, and if you have little ones it's a pain with all the baby gates (the stairways are steep). They're about 5 mins away from the backgate (Camp Barrett).

Some friends of ours lived in Sky Terrace Townhomes. They have 2-3-4 bedrooms, and they are off Onville (that's the road that takes you into Camp Barrett). It has a tot lot and pool...however, we decided not to go with them because we'd be paying the same amount for a smaller place. Plus, we've heard some negative things about management. However, the couple that lived there said it was fine.

If I were you, I'd call Family Housing at Quantico and ask them to mail a packet to you. Inside they have a map of the area and a list of all the "approved/non-approved" places off of base. It'll help you get an idea of what there is...plus, you can call the places yourself and a get a feel of the management etc.

Sometimes during TBS you will have to muster before 0500 (for humps, FEXs, etc.), and many times you will not be secured before 1900, so you will have to drive all the way around through the main gate to get between Garrisonville and Camp Barrett, which is about a 20 minute trip (without traffic) through the base and down I-95.

Just something to think about when considering the Garrisonville area.

It's true what was mentioned above. However, my husband has only had to go the "long way" a handful of times. For several "things" they had the MPs have the gate open for 15-20 mins to let the brownbaggers in. I undestand every company and platoon are different...I only know of one brownbagger that lives north and that's because of his wife. Almost all the married folk live off of Garrisonville, Route 1, or Courthouse Sq (all fastest through the backgate). Traffic is HORRIBLE on Garrisonville at rush hour, but it's better than having to do Garrisonville AND I-95 S! :icon_mi_1

Plus, if you have to muster so early (ie FEX) you can always go in the night before and sleep in your room, even though it might be on the floor, just so you can get a little more sleep. My SO doesn't do that - but I know several that do.

I forgot to mention. A highly desirable area is Aquia Harbor (Park Ridge is highly desirable too). It's at the junction of Rt 1 (Jefferson Davis) and Garrisonville (610). It's an older neighborhood, great hills for walking/running, it has a resitricted access - they have a person who sits at the entrance (not sure how it works though), and tot lots, community pool etc. The only place we could afford in there was $1600 and it was built in the 1970s and the owners hadn't done any upgrades since!

I don't know if you have some unique money situation, however, a gorgeous area is Autumn Ridge (off Eustace) and Hampton Oaks (Northhampton Blvd)...not sure what the rates run for Autumn Ridge, however the house we looked at Hampton Oaks was $2200/mo. However, if you have kids it's an ideal area. FULL of kids, Northhampton Elementary is REALLY close, as is Woodlands Pool (open all year with swim lessons etc) and Autumn Ridge Stafford County Park (not great, but decent), plus, about a mile away is Park Ridge - you can walk/run between these three communities.
