Warning- ERA Old South Property Management

Just a word of warning to those of you about to head down to Pensacola for API and Primary. I would advise you to avoid Renting with ERA Old South Properties on 9th St. The ignored any of our requests for making minor repairs to the house and lawn, gave us issues about breaking our lease after we had primary orders, and even now we're having issues with getting our security deposit back. They are just not very accommodating to people in our situation.

The worst story I had about them involved checking out of the property when I left for Corpus. After the movers showed up 4 hours later than they said they would, I could tell that it was going to be a crap shoot whether or not I would be able to make it to their office by 5pm to check out before they closed. I had to be in Corpus Christi on Monday, and they weren't open on weekends, so this was my only chance to check out with them. When i left the house at 4:30 I called them to let them know I was on my way, but that depending on traffic I may not get there by 5. I asked them if they would be willing to stay a few extra minutes since I had to be in Texas on Monday. They informed me that there was no way they could stay past 5 and that I would have to do my check out on Monday. Fortuntely, I made it to the office at 4:58 and got the checkout done, otherwise I don't know what I would have done. It took all the self control I had not to say something to them when I got there that could have been considered conduct unbecoming an officer. :)

Anyway, sorry for the long post, but i wanted to convey my experience and hopefully let some of you avoid the B.S. that we did. There are plenty of other places around base that are not managed by them, so just be wary of who you rent with. The good news is that the house we were in (less than a minute out the back gate) is now being managed privately by the homeowner. I wonder how that happened? :icon_smil Good luck to all of you starting out.

I will second your lamenting here about ERA Old South. They are shady and treat SNA's like poo. When I was leaving the HT's, several of us got burned by them and their "creative" mistakes. I won't bore you with all the details, involves lost faxes, lost receipts, retained deposits, etc, but would highly reccomend not renting through them.

BTW, I had to have an electrician come out after I moved in and had a dead outlet. This was the first time the electrician had dealt with them and he said they seem really nice and that usually he deals with Old South and they would have tried to stick me with his bill.

If that kind of thing happens to somebody, you should do whatever you can to find out who the owner is to tell them. There are a few ways including public records, etc to get that info if they won't give it to you. I own 7 units that rent in P'cola, and I would want somebody to tell me if my management company were doing that. Plus, the owner can fix any problem like that in a matter of minutes.

As an aside, a few years ago when I was first starting out, I had a different ERA management company, and they sucked. The guy I have now is a retired CDR and really takes care of tenants if they pay their bills.

Make sure you fellas let the local personal property and housing office know as well (both at Sherman & Whiting). And cc these shitbirds (ERA Old South Properties) on the letter you send so they'll know that every, single, military member coming into the area should avoid these guys. just my .02c . . . .

So I've learned to stay away from ERA Old South....

I'm moving to Pensacola in June as an SNFO, just wondering if anybody has had any problems with Pointe South Reality? That's who I've been talking to so far....

I don't know about them, but while I was there, I used Beumer (avoid) and myhomespot.com (pretty good service).

The man that set me up with my house in milton works part time in the NAS Pcola housing office. PM me if you want his info. He hates seeing military get screwed by prop managers, and will do all the dealings with them if you like. If its just an appartment you want theres not much selection other than who runs the complex.

Sunquest Properties has been a real pain for us. The house was "supposed" to be cleaned before we moved in, but wasn't. (They did give us $50 off 1st month for having to clean it ourself... woo hoo!) I called for 6 weeks to have them take care of a leaky sink... and the former tenants say they will claim damage that doesn't exist to keep all of your deposit.

Two thumbs down here
