Stay Away From PCS Real Estate in Milton

I am in the process of disputing their claims but PCS Real Estate is attempting to screw my former roomates and I out of $700+ out of $1295 deposit. This includes an "unpaid water bill" that the water company said they never gave gave to PCS. Unfortunately they were a pleasure to deal with until we moved out and we didn't even pull the military clause.

Also if anyone has any good advice or past experience with successful disputes I would appreciate the feed back. I'll post the outcome in a couple weeks.

I am very shocked to her this bc we use PCS for our property that we own in Milton. We have had a few problems but with me staying on top of things, they have always been resolved. I would be curious as to what happens.

More details? They can't just say they're gonna keep 700 bucks without giving you receipt and reason for it. Also, check this link, it may help out some too.

I usually put a deposit down with the idea that the landlord/property agents are bloodsucking leaches, and they will find a way to take all of it after i pcs 1000 miles away. Anything better than that pleasantly surprises me.

Check with JAG, but I seem to recall that the Soldier's and Sailor's Civil Relief Act requires them to come to your jurisdiction if you take the matter to small claims court. So being 1000 miles away may be an advantage. That said, I'm not a lawyer so take it for what it's worth.

x2. When I left Kingsville, I spent 3 days cleaning the apartment, and left it cleaner than when I showed up. They still managed some "fuzzy math" to make my final statement (including security deposit) sum out to $0. What a funny coincidence. I never did get it back- it wasn't enough to warrant going to small claims court.

Thats why I stopped busting my ass to get a rental property clean, when I knew they were going to take most of my deposit. If they're gonna keep it, they're gonna earn it.

As I said earlier in a post we have PCS for our manager on our home there. They get one months rent as deposit but nobody ever gets it all back bc it's in the lease that there is a mandatory carpet cleaning fee and house cleaning fee upon vacating. And if there were pets, money comes out for pest control. Nothing really surprises me about property managers BUT I can say we have had two tenants move out and we have never seen any of the money retained for services. Who knows how honest they really are. Stinks

In my experience I've always looked at a deposit like taking money to a casino. You should assume it's already gone. If you walk away with anything, consider it a bonus.

This is not an unusual thing at all.

Anyone else use Top Gun for their home or rent from them? I have gotten a couple really weird e-mails from them in the last week about people being locked out of offices and being fired. Trying to make heads or tails of it but all I get is a form e-mail response telling me everything is ok without explaining what is really going on.

I've dealt with getting deposits back numerous times from various apartment complexes (never dealt with a property management firm for a house though.) Much of this information is more useful before you move in, as it requires a very proactive method to the madness that is deposit re-aquisition.

First, remember that form you were given that has you list discrepancies in the house? Fill it out completely and thoroughly, and most importantly -- take pictures!! We had an apartment that had a red spot on the carpet when we moved in, which was marked on our discrepancy sheet. The complex tried to charge us for it until we proved that it was there to begin with.

Second, bitch and moan (in a civil manner of course) until you get your way. Keep in mind that this requires both time & effort on your part. And you have to ask yourself -- is the money worth my time? Don't like what you're hearing from the front desk person? Speak to his or her supervisor. Still don't like it--keep taking it up the chain until you get someone who can and will help you.

Third, put in the effort to make the place look better than when you moved in. Get the touch-up paint & spackle and fix those holes/scratches/whatever on the wall. Steam clean your carpet if you spilled beer/wine/urine/etc on it. Did you ever clean your oven? It's easier than it seems. Remember, they're looking for things that are wrong to charge you for, so don't give them any.

Finally, don't think of all the deposit money as yours. Even if you clean the place to the point where it looks better than when you moved in, you likely created some wear and tear. Carpets need to be cleaned and walls need to be repainted. Again, you can do this before your walkthrough, but is your time worth the money? Ask the management what they charge for these things and see if you can do it cheaper.

And one last thing....never, ever, under any circumstances, allow a walkthrough to be conducted unless you are there with them!!

Alta Bayside in Corpus dicked over me and my roommate. We left the apartment in immaculate condition (with days of cleaning), and the apartment was always in great condition. We paid a $150 deposit yet they're still billing us $170 more, due to "cleaning" expenses. I asked for third party receipts or at least any proof of it being dirty, and the pleasant young lady informed me that my only recourse was to pay the charges or it's going to collections. I've since informed them that I have no intentions of paying as it's a disputed claim with no proof. We'll see where it goes from here. :icon_rage

My advice: DO NOT rent from Alta and if you're unfortunate to already live there, take pictures on move out!

Note: I've lived in 6 apartments in the last 5 years where I've gotten the deposit back everytime, and was complimented on the condition I left them.

Best advice here! I was in a hurry moving out due to the ridiculous timing of PCS orders to get to advanced. The office was closed and I had to go regardless, so I just left the keys in the box with a note and clearly they're trying to profit off that situation.
