Rental Market in Pensacola/Milton Areas

Just out of curiosity I've been checking out housing prices in the Pensacola/Milton area. Like with a lot of other places around the country they look to be "under valued". At least on paper.

I've seen several nice houses listed for under 100k that look like they might make good single family rentals, especially for Navy/Marine studs that move in and out of the area.

Is there a market for rental homes in the $ 800 - $900 per month range? Assuming a nice house and convenient location, is it reasonable to think that you could keep a rental house occupied for most of the year?

In my neighborhood (Lillian Woods, corner of Blue Angel and Lillian Hwy) There are 3 houses that have been for sale since I got here in Nov, and there are 4 or 5 that have had for rent signs up for the past couple months... The house I am renting is soon to also be on the market at the owner has filed for chapter 7. We were given the option to buy it, but passed, as I seriously doubt the ability to keep it occupied.

Cheap prices but beware of the neighborhood... you might have rednecks on all sides of you. Choose your neighborhoods very carefully. This goes for buying and renting.
