Miramar Questions

I recently received orders to VMFAT-101 in Miramar, CA. I have not spent much time in San Diego and was curious as to where we should start looking for homes to buy. Which neighborhoods are good, close to the base, etc…. Any information would be a big help. Thanks

Unless you've got a bunch of extra cash laying around (I'm assuming that you're an O-1 or O-2), you're probably not going to be buying a house in SD. Median price in most places is between 500-650K. A tiny condo will probably run you around 300K. If your curious, Google some real estate places in San Diego and you'll get a feel for the layout and what is available. Some people live outside the city where the prices are a little lower, but they you have to deal with long daily commutes in horrible traffic and high gas prices. I'm sure others will chime in and perhaps some of the Miramar Marines have some more insight, but feel free to post follow-up questions and I'll help however I can. The area itself is awesome, so welcome!

I grew up in Mira Mesa and I thought it was a "good neighborhood." We had tons of navy/marine families living in the area. I also remember seeing many Marines living in the various apts on Camino Ruiz (which are fairly nice), the street that leads to Miramar Rd and MCAS. Scripps Ranch, Poway, Carmel Mountain, are all good places also, but Brett hit it on the nail about houses being pretty expensive and the ridiculous traffic on the 15. I would recommend staying away from anything south of Mission Valley. It gets pretty "ghetto" as you go south.

Very true. About the only place you could afford would be way out in Temecula...way up the 15 about 60 miles. and some people actually commute that much each day. Freeways are a mess from too much house building and no public transportation infrastucture (trains/trolleys up the 15). I commuted from just North of NKX to NZY on a Harley...can do that 10 months out of the year there.

(Yes we actually call our interstates by the cool SoCal ling method: "The 15", "The 805"...)

I lived there from 87-02 and prices now are no kidding insane.

Unless you've got an inheritance to put down on a place, it will be tough but not impossible...Ramona is an option.

Thanks for the info guys. You have been a big help. Scripps Ranch, Poway, Carmel Mountain, are places I heard were good to look at and someone also told me to try and stay north of 'the 8'. Prices are shocking. 500K in beaufot, SC is a mansion and in CA is a single family home. My wife is an accountant and hopefully with our combined income we will be able to buy a small house. Is there any worries about the market in SOCAL turning south?

not a chance on the real estate turning south there. The best thing you can do is be patient and keep an eye out for forclosures. You can get a great deal on them, but you have to be patient and have the money ready to go quick when it pops on the market.

I'm from SD and I would argue that there is a chance of the real estate market experiencing a downturn. A famous phrase in financial investments and real estate is "Past performance is not an indication of future returns."

Nobody knows for sure what's going to happen, but there is a lot of evidence that a slowdown is in the future. The CA housing market does crash (historically), and when it does it ain't pretty.

If you don't mind living north check out Bonsall or Oceanside. You can buy a house from the mid 300,000. A 400,000 house is a little over 2000 a month which isn't to bad. Does anybody know how long Miramar is going to stay around? I was suprised it made it past BRAC.

2000 a month may not be too bad but he'd pay much more in gas for his 60+ minute commute in SOCAL traffic. He might as well live in East County.

If he bought a commuter car or motorcycle it wouldn't be to bad. I have yet to figure out why North County is cheaper then East.Lakeside and Santee isn't to bad and its really close.

Yes I am a pilot; however I just got my wings a little over a week ago. I finished advanced jet training in Meridian, MS and have orders to fly the f-18 hornet. I will report to VMFAT-101 at Miramar to learn to fly the Hornet and then I will move over to one of the fleet squadrons also stationed on Miramar. My wife and I are excited about moving out to the west coast and to a large city such as San Diego. After living in Meridian, Mississippi for over a year; where there is nothing to do; we are pumped to be near such a cool place. The prices of homes have given us 'sticker shock' to say the least but we are finding was to work with it. We linked up with a realtor today through USAAs Real Estate program, and he is in the process of looking for homes for us in places near the base. We are beginning to widen our search for homes to find more affordable places to live, but with that comes the dreaded commute. I guess it is a trade off. Thanks to all on the site that have given us some good input. It really has helped. Thanks

I really liked Rancho Penasquitos (sp) when i was visiting out there. Friends lived there and worked at Mirimar- the commute wasn't that bad according to them.

The real estate market is coming down. Its happening slowly but bubble is beginning to pop. Bch how much are foreclousers in that area? Are they still in the 400,000 range?
