I know the housing market is not doing too hot right now, but I'm looking more towards buying a timeshare and renting it out. Are there any rules that would prevent me from doing this while serving? Thanks!

No, but if you're buying a timeshare... buy it off a "used" marktet. NEVER buy those new.

If you buy a timeshare, it's for only two weeks (or whatever you buy) a year. How could you rent it out?

The one I'm looking at is a re-sale.

You buy the rights for unlimited use of the resort and then other people buy timeshares of your ownership. It's not a specific apartment or property, (they're all pretty much the same) they just assign you whatever is available for that time period.

Can you post a link? Not necessarily the one you are looking at, I'm not looking to steal it out from under you. I just don't understand this investment.

Ugh.
I know 2 military families/couples that have time shares.
One set has a membership that's good for any time share within their program-- RCI.
The other has a standard 2 week timeshare in Vegas, but have used it more than that. I don't know the details.

They're both happy with the deals they've got and it's turned out to be a useful/beneficial investment.

Make sure you pay attention to monthly maintenance/dues/community fees for the Timeshare. I heard they can be a killer at some places.

My in-laws liked theirs for about 6 years. Then paid WAY more than they wanted to when they couldn't get rid of it after the kids moved away.

As a MIDN (assuming you're there), I'd recommend waiting until commissioning for credit/income securities...but there isn't anything I know of that would prevent you from holding ANY investment. Short of a Meth lab, i guess.

I've never used AFVC, but I am always looking at it to find a good deal near several places I want to go in a specific time period. By the time I am ready to commit, I am usually SOL. The prices look great though.
We have used it about a dozen times. Pays to do your research online though and find a website or reviews on the property you are looking at.

No rules prevent you from making a bad investment while serving...hint hint....look at the stock market to invest in.

Timeshares shouldn't be purchased as an investment. The renting out of timeshares is going to make you at best break even. The whole idea of renting out a timeshare is to cover your fees if you didn't get a chance to use it that year.

That's why I am confused, but I think he is saying he would own it all 52 weeks, and then rent it out 52 (or whatever) different times.

Investing in TimeShare? What a novel idea!

Have rented several. Rented one for about 4 years, Vero Beach, FL in summer. Half the complex was empty each time I was there. The owner contacted me, offerred to sell to me. He had actually used his time slot once. Looked at the numbers, big time loser, as most are. Paper equity looked good but could never sell it for what he wanted. Bet he still owns it.

As several have said, do your homework.
