JAX Realtor Suggestions

The time has come to leave Japan and we'll be headed to JAX next.

I'm looking to start interviewing realtors and was hoping that people on here had suggestions on realtors they liked or ones to stay away from.

I've visited JAX in the last year and have a good idea of where we'd like to live (and have searched the forums) so I don't need advice on that, just some personal reviews on agents. Or, if you bought without an agent how you felt about that.

Jason Mauch with ERA has been pretty good to me. He's part of the USAA Movers Advantage thing AFAIK. His number is 904-553-5150.

Market is really depressed in JAX right now. Good time to buy. However, if all goes well, I know of a newer house on the north side that will be going on the market soon. (that or I get the Phallus of Justice shoved up my ass)

MB-The manatee still there? How far north? The husband is going to the Weapons School det at NAS Jax, and the Avondale/Riverside/Murray Hill sounded like a good area (close to the fun of downtown, but opposite the traffic going to NAS) with some reasonably priced older homes. But I don't think I'd want to go too much more north/east of those areas.

Not one for glowing endorsements but I will highly recommend my realtor. Michael helped me sell house in Jax in 2006 and buy condo in Jax 2007. He also was the realtor for at least 2 other bubbas who I know would also recommend him.

Rudy is a hard worker. My wife and I ended up buying new construction, so we didn't use him for our transaction (we just went straight to the builder). However, he did work really hard for us finding properties in our price range and arranging for us to see them prior to our purchase.

Hey All,
The Pickle and family will be PCS'ing to JAX in mid-late November. I am looking for a 3-4 bed house for rent. My wife is doing all of the good web searching and getting some good lines on houses, I just wanted to see if anyone here had anything available, or know somebody that does, who is looking for military renters. Looking in the LTJG BAH range for prices.

Oh my gosh! Please stay away from the northside! We lived in Jax when Pickle was an AW at NASJAX. That's a scary scary place. I don't even drive through there. :eek:

I don't know if you have family (i.e. kids, dog, etc), but Oakleaf Plantation is a really good community with good schools. Fleming Island is really nice, but I don't know how far the "helo hubby" wants to drive in the morning.

You're definately spot-on with staying south of Avondale.

When are you moving there? As Pickle said, we're moving in the middle of November. We lived there for 2 1/2 years before, so if you have any questions or anything, let me know.

North side is not bad depending on how you define it. There is a metric butt ton of nice/new/trendy crap being built up by the airports. The schools aren't too bad up there either, but some of the teachers. (ok, one) are kind of sketchy.

One of my best friends on the planet and I can personally vouch for his integrity and professional reputation as being a straight shooter, hard worker and ethical business man. Yeah, I really have no desire to live in Orange Park, Fleming Island, etc...to suburban. We live on base here in Japan, and I'd like to get away from living on top of other military families for a while. And from the areas I've toured in Orange Park earlier this year every other house was military.

Like MB said, there are some good areas north. From what I read Avondale, Murray Hill and Riverside are all up and coming areas and I'd like to get something cheap in those areas to hopefully fix up.

I'm also hoping to continue my consulting career and most of the companies I've applied for are in the downtown or north JAX area, we need to be in an area with a resonable commute for both of us.

No prob.. I lived in Riverside while at the RAG and I loved it. Sounds like your flavor.. Riverside has got good grinds, good coffee and closer to San Marco, 5 Points and downtown for the night caps...

And yes, some great deals right now on old style homes that will take all your weekends up fixing (but completely worth it). Stay south of Park St and East of Edgewood when searching, people seem to have a little more pride in their dwellings in that area of Riverside.

So sorry! I wasn't meaning ALL of the Northside, I was thinking more in terms of Moncrief and such. I was really overwhelmed when we moved there the first time, and got into a pretty shady neighborhood.

Anyway, it sounds like you already know what you're talking about, so I'm going to step out of this convo.
