Do you own a house in Corpus Christi?

Seriously, I have an aforementioned house in the seaside resort town of CC, on the island, and am having property management, er.. issues. Does anyone out there have an excellent person who does this for them? Do you work with a company who protects your investment, keeps it filled, and deposits your money on time? Further, do you have a property mananger you like, does't rob you blind, and provides service with a smile?

If you do, I'd like to know his/her name, what kinds of services he/she provides and also COST. Below is what I'm getting for my money:

I have a guy who claims he's "the best" (red flag?). The reason he says he charges more than most, is because he protects my investment, treats it as his own, and finds the cheapest quality people to fix things when they're broke. For this service, I am getting charged:
-an up-front fee of 80% of the first month's rent (40% of the first month's rent if its the second or more time in one year that the place is rented out)
-8% of the rent each month
-owner (me) to pay for advertising when the place is vacant ($80 for a weekend ad in the Caller-Times)

The biggest thing that's bothering me is that I cater to mainly military primary students, with a high turnover (three seperate tennants in less than one year) and that 80% then 40%x2 is really taking its toll. Is this normal?

I personally do not own property in corpus but I do own property in Beaufort, South Carolina and I can tell you that 80% of the first month, per tennant is pretty hefty. I paid a flat rate of $275 per year and they get 10% of the rent. The catch I made with them though is that for every new tenant they get paid an additional $275 per tennat placed, but if the previous tennant broke their lease for military orders or were evicted, then that $275 is not charged. Since Beaufort is pretty military saturated that small clause helps out a lot. They also charge the tennant fees directly such as an application fee and the such. I would suggest you look else where, also too my house would be MLS listed in the event it was empty because they obviously want the money from the rent and such. Best of luck.

I have a lady Lynnda Hunsaker down there. She charges 10% of the monthly rent thats it. Overall she has done a good job but not exceptional. I haven't worked with another property manager to compare her with but for the most part she is fair and has found us clients. Her number is 361-537-8255

That 80% sounds fishy. When I set up property management for my last place in AK I paid a one time initial account setup fee of $150, plus all costs associated with advertising and repairs. After that, PM takes out 10% each month. No other costs.

I'd keep shopping around.

I'm not a pro at this yet, but it seems to me, in a military housing environment where they KNOW that tenants move in and out on a regular basis, that this is TOTAL Bull****. They're going to end up getting most of your rent this way. Agreed with snake, move on.

My roommate (MW) has somebody in Corpus and I can't imagine they're charging that much; he'd flip his lid if they did. That 80% thing sounds way too high.
