Rent is $1300 a month, although I pay $1200 because I do all the yard work and yard care myself.

I'm putting feelers out for my landlord to rent the house I'm in now. It's located in Eagle Harbor and is at the end of a cul de sac lot. The neighborhood is quiet, all of my neighbors are great and there are lots of kids and families around too. It comes with all of the amenities of Eagle Harbor , which are included in the rent. My landlord is a good guy, not local, but he's pretty quick to respond if I have any issues (which I've only had one, a clogged disposal). He actually sent me a few gift cards to a couple of restaurants for Christmas as a thank you for renting.
Here's the details:
3 beds, 2 baths, about 1750 sq ft. Split floor plan with a large open living room with vaulted ceilings. Neutral colors throughout. Has a separate dining room, decent sized kitchen and the master bedroom is really big with a separate bathroom that is pretty big too. It also includes a washer and dryer and has an automatic garage door opener, plus all of the usual appliances. Screened in back porch.
Utilities ran about $160-ish last month for me, and I kept the house fairly cold.
I leave the house for NAS Jax about 730 every morning and can get to work in 15-20 minutes. I leave work about 4 and get home in 20-25 minutes (traffic). It's a straight shot down 17 so you don't have to deal with any of the horrible afternoon traffic on Blanding.
The house is less than a mile from Fleming Island elementary, the waterpark, and about a mile or so to shopping and restaurants. I love the area, and I prefer it greatly over Oakleaf Plantation and Argyle.
