Pensacola API/Primary living situation.

I'm headed to Pensacola in the summer and like this place. But I've heard that Governor's Gate is overrun by noisy UWF college kids and that they're not too military friendly. Have you experienced any of these issues?

I've visited there a number of times to party it up with a few of my fellow students and have never heard a peep besides us. And a good portion of the complex is occupied by military, they even tend to let them live in the newer apartments is what I've heard.

My wife and I are at the Crossings at Nine Mile. It's nice and quiet, except for all these rowdy, obnoxious SNA's...

Ok, Thanks! There was some good advice. We're definitely not buying. But we have two lovely fur babies so we'll be renting a home. I don't do apartments unless necessary , but I think I should be able to find something for us once we get there. I'm not really worried about the moving. I'm just concerned about being in an area with gun armed criminals and helicopters weekly searching for offenders. Safe neighborhood, decent house, ok yard, lots of sun is all I need.

The solution for gun armed criminals is a well armed household. :)

My boyfriend just graduated OCS this summer and in Pcola for IFS/API. All the married guys from his class had their follow on orders to NASWF already, the single guys did not and so we get the joys of waiting for the next location. For housing we made a road trip to Pensacola, FL prior to him going to OCS to check out the area and get an idea of where we liked and would want to live. We determined the back gate is nice and Pace is awesome and has everything on the main drag. We just rented a house just north of the back gate in a really nice neighborhood. We have been told to stay clear of the front gate area (pretty ghetto) and I also found a list of the neighborhoods to stay clear of: Warrington, Brownsville, Mayfair, Montclair, W Street, Fairfield, Cervantes. Also was told to not live on any "Lettered streets." The good areas to live in are: Milton, Gulf Breeze, Navarre, Pace, back gate, Peridido, NE Pensacola, Ferry Pass.

You can't fix stupid.
If you don't want a long drive, live on base. And as others have suggested, arm your home no matter where you live. The "lettered streets" are downtown Pensacola and that would not make sense for you to live there anyway. Unfortunately, you'll just have to sign a short lease until you know exactly where he'll be spending the majority of his training time (Milton, Corpus, Norfolk, Jacksonville, etc.).

I'm Dee. I am new here and I keep lurking trying to find some answers to complicated questions. My husband is commissioning this month and then heading to Pensacola for IFS/API, and then he will have orders to Whiting. I am just trying to find out WHEN I can move with him once he actually receives his orders. I am juggling school/transferring to UWF so it's a bit more involved of a situation, and I will be moving from Oregon. So, are the odds in my favor of getting accompanied PCS orders right away? It sure sounds like it. Thanks ladies :)
If he's married, his orderes are accompanied. Period. You should be able to move when he receieves his orders.

Heading down there end of Dec/beginning of Jan, as a student. We are seriously considering buying a place down there and holding as a rental once we move on down the pipeline. I do have a grad cert in real estate (from an unfinished MBA program), but this would be our first purchase. I have done a good amount of searching on how common this is but haven't found much. It sounds like we are going to be down there a while and I am pretty tired of renting but I don't want to bite off more than I can chew. Any experience dealing with property management agencies in the area, horror/success stories of Lts buying, general words of wisdom for the brown baggers ?

Do not buy a house as a flight school student. If you really want to buy, buy something at your first duty station. You don't have time to deal with the headaches when you're going thru the pipeline, and the possible financial stress isn't worth it. You're not going to be in PCola much longer than 2 years at the most if you're a FO...just rent someone else's problem and enjoy the TRACOM.

Don't be lulled into a false sense of security by your little school in Quantico. Flight school is not TBS. As schoolbubba said, you don't have that kind of time down here.

The Marine Corps is not looking to keep anyone these days; don't make her decision about who to keep easy for her by being "that guy" who tanks briefs/flights due to unnecessary, completely preventable HFACs.

Edit: Just read that you're expecting a new tricycle motor about the same time you're due to PCS down here. You, good Sir, will definitely not have the time to be a new homeowner on top of being a new father and (oh yeah) a new flight school stud.
