Beach House on Willoughby Spit possible opening NOV/DEC

I'm out of the Navy on November 8th. As of now, I have not found work locally, and am considering taking a job in Peoria, IL which will leave my beach house unoccupied. Trying to judge if there is any interest in people renting it.

The basics:
It's on Willoughby Spit, which is the spit of land where Eugene Ely made the first landing after taking off from a boat in Hampton Roads.
It's on a "double lot" with a house behind it, but no street, and deeded access. There is a bay view from back yard/master bedroom/kitchen.
2br/1ba 1000 square feet, large 1 car garage.
There is a 11x8 Florida Room that is heated/aabout:homePir conditioned that is not part of the 1000 square feet.
50x150 lot, 3/4 of the back yard is fenced in.
Place to park boat/jetski/trailer in back yard (can't be forward of house due to city zoning), but anything larger than a 19' boat is going to be tough to get in. I can get my 23' Stingray in, but it's TIGHT making the turn with a F-250.
Hardwood floors throughout except Bath and FL Room are tile, Kitchen is Linoleum.
Most of the house looks like it's in a time warp from 1954, except the kitchen which is the "thing that came from the 80s"

Property has not flooded since it was built in 1954. Worst during all the storms has been about 2" of water in the driveway, and a little water coming in under the garage door. As in it was soaked up with one towel.
LARGE deck with an oak tree covering most of it.

Don't have any handy pics of the bathroom, but it's tile to about halfway up the walls, has an original tub/fixtures minus a modern shower head, and a pedestal sink.

Heat is Hot Water/Boiler circulating through radiators or Forced Hot Air. Both Natural Gas powered, and totally independent systems. I prefer the boiler. Cost maybe $10 more a month to run, but the air does not dry out with it.
House has central air, that works through the furnace.
Stove and Hot Water are also Natural Gas
Separate well for watering lawn/car washing/boat motor flushing

Absolute maximum utility bill I have seen is about $310, and that was water/sewer/trash ($90ish), gas ($20)
and $200 Electric in summer. Winter was $130 for gas, $70 for water and $50 for electric at the highest. Spring/Fall it's much less.

Housewise, it would be good for someone who is either at Norfolk for the RAG (E-2, C-2, MH-60S) and is not sure if staying, or someone who is here for a while and wants to live on the beach.

Living room is wired for 7.1 surround, there is a patch panel in the guest bedroom that goes to the entertainment center, and will go to the master bedroom if I get around to it before leaving.

I'm looking at about the following rates for rental:
Furnished with everything but towels and your clothes (AKA, that's what I'm leaving with):
$2200/mo utilities included, Short Term OK.

Partially Furnished (Fridge, Washer, Dryer, Kitchen Table, Couch, Entertainment Center but no Electronics, Beds, (linens for the Cali Queen Mattress included.. Odd size/hard to get) but on your own for plates, small appliances, etc.. )
$1900/mo utilities included, short term OK.

Bare House (comes with stove, washer, dryer, I take everything else)
Looking for a year lease in this case, if you PCS, I understand, but for the pain of moving all the crap into storage, I'd like more than a 2-3 month rental.
$1500/mo, you pay utilities. I'm open to keeping them on in my name, but the utils will be tacked on to the rent.

I'm OK with sublet/roommate, but they need to be on the lease (or I know who they are, if they are military)
Pets are negotiable with references/deposits.

As of right now, it looks like I will be out sometime Nov/Dec. While the house is not on the market yet, if you are coming up here around the new year, especially to VAW-120, where you won't know your final destination until the end (moreso than most RAGs) keep it in mind.

Ready Room chair is negotiable, at least before December 3rd..

I leave for Wyoming on the 3rd or 4th.. House is available on the 5th.

Prices:
Fully furnished for shorter term (month to month, at least one month) $2000/mo, you pay Gas/Electric if over $250 combined. (just so you don't run heat with windows open and such).. Cable TV/Internet Included.
Fully furnished long term (year lease), show up with your clothes, rest is there: $1750/mo, you pay utilities and put them in your name.
Unfurnished (year lease) $1250/mo, you pay all utilities and put them in your name.

There will be a TV and DVD player for furnished, but it's older "renter proof" stuff. The 3D TV comes with me. The entertainment center is wired for Ethernet (patch panel in guest bedroom with cable modem) and cable TV. There will be a standard flatscreen mount on the TV.. You can put yours on it.. Anything over 50" is too big for the room realistically.

Surround Sound wiring is in a patch panel behind the entertainment center. It's wired for 7.1, with the side speakers mounted on the entertainment center. I thought of leaving my 7.1 Onkyo, but I'd rather not have to deal with people erasing the setup and going "dude it don't work"..

Other than me changing the price and electronics around, rest is the same.

Recent repairs/upkeep:

I just power washed and painted the deck/bench. It's still a dark red and white, but new paint.
Hops Trellis are taken down.. Plants are there below ground level, but the hurricane screwed up the trellis real bad.
Florida Room is no longer hideous pink.
Breakfast Bar/More cabinets installed in kitchen, looks out over bay. It's on wheels if you want to move it.
Power in Master Bedroom upgraded to 15A 3-Prong Service (was 2-prong)
Cable/Ethernet panel added to Master Bedroom
Defensive Moat. No shit.

It will be run by a property manager, so you won't have to track my ass down out on an oil rig somewhere. That being said, if you have something that needs fixed, you'd have my contact, but there will be someone local to deal with repairs.

Yes, I thank the tenants for subsidizing my retirement home.

And I also need to thank the Phroggers for moving the last of the furniture out (current tenants wanted it unfurnished).
